Conveyancing is the transfer of legal title in property.

Do i need conveyancing?

The simple answer is yes.

When you purchase or sell property you will need to instruct a conveyancer.

What about for a remortgage?

Yes again.

However, the majority of mortgage lenders will offer this service free as part of their remortgage package.

timescale

The conveyancing process for a purchase can take anything from 6-12 weeks and beyond, from instruction to completion.
For a remortgage it will be around 3-4 weeks.

cost

The cost varies and is dependent on the purchase price of the property.
Our clients will benefit from preferential rates with conveyancers instructed through us.

How do I find a conveyancer?

Your local high street will have law/conveyancing firms, however, these are usually very costly.
We have access to panels of conveyancers who are geared towards mortgage brokers, resulting in very competitive rates.

Why instruct through us?

We offer a free progression service to clients who instruct through us.

Instruction

When you have received our quotation and are pleased and happy to proceed, we will instruct the conveyancing firm.

We will pass on their details to your estate agent, so that they can issue the memorandum of sale to all parties.

You will receive an initial welcome pack from the conveyancer, with forms to complete which you will need to return.

Progression - Initial

Your conveyancer will ask for disbursements (search fees) following instruction.

We will provide your conveyancer with certified copies of your ID and address.

We will ensure the conveyancer has a copy of your mortgage offer.

We will contact you, your estate agent and conveyancer to provide regular updates on the status of your purchase or sale.

Progression - Completion

Shortly before completion the conveyancer will ask you to transfer the deposit and any additional funds for the property.

We will place your protection on risk at the exchange of contracts.

We will be on hand on your moving day to answer any last minute questions that you might have.

Conveyancing searches

Your conveyancer will conduct disbursements - known as searches. Search fees are included within the quotations that we provide.

Chancel Repair

This is to check if your property is liable for repairs to the local parish church.

Drainage

Shows the property's water and sewer connection along with boundary information and the supplier.

Environmental

To show the site history, including flooding and prior use. It will highlight the likelihood of contamination.

Local

Conducted on the local council's records and looks at planning applications, building regulations and tree preservation orders.
